Development Manager - MSC
Charlottesville, VA - Full-Time Position
Essential Job Functions for this position include:
- Assist the Vice President, Development in all aspects of project development including identification, valuation, feasibility, due diligence, acquisition, master planning, permitting, brokerage and inter-company and third party coordination.
- Identify, evaluate, and propose new projects for the approval of senior management. Diligently pursue approved projects and regularly report and solicit input from senior management.
- Secure controlling interest in targeted commercial and residential real estate investment assets. Negotiate beneficial terms and conditions. Modify provisions and prepare real estate documents. Manage, communicate and deliver according to time-critical schedules.
- Prepare initial financial analysis supporting project proposals. Interpret and analyze all available research. Create internal market studies and statistical reports. Apply industry standard and customized methodologies and prepare initial pro-formas. Work directly with the Finance Department to develop sound investment modeling.
- Network and interface routinely with both private ownership and local, regional and national real estate brokerage representatives of commercial and residential investment assets.
Additional Duties and Responsibilities:
- Prepare and deliver effective one-to-one and group presentations, both internally and externally.
- Demonstrate integrity and confidentiality at all times with the company’s proprietary information and strategic planning initiatives.
- Assist MSC Financial Department, MSC Commercial Department, and other departments and divisions of The Caton Companies, as necessary.
- All other duties as may be assigned.
Minimum Job Requirements:
Education - Four-year college degree. Business concentrations preferred.
Prior Work Experience - Five years experience in real estate related fields and industries.
Skills - Proficiency with Microsoft Office Products.
Licenses - Real Estate Salesperson or Brokerage License preferred.
Other - Extended day/overnight travel occasionally required.

Essential Job Functions for this position include:
Return rental calls, assist residents, return prospects email and phone calls
Show and lease apartments, close leases, adhere to company-wide leasing and marketing policies
Process new and renewal leases, addenda and applications according to our criteria
Coordinate leasing and public relation functions
Produce and monitor advertisements and marketing ideas to effectively lease apartments
Assist with hiring, training, supervising and scheduling of marketing associates

Analyze and compare market data
Complete monthly marketing survey and progress report

Regional Internet Marketing Specialist - MSC
Charlottesville, VA - Full-Time Position
The Regional Internet Marketing Specialist will oversee all websites, Internet marketing, email marketing, social media marketing, and interactive marketing initiatives for The Caton Companies from development through implementation. MSC’s Regional IMS will provide social media consulting, monitoring, and management services to the four Caton Companies and MSC properties. He/she will work with the Regional Marketing Manager and Regional IT Manager to direct the design of web pages and develop web content that is up-to-date and consistent with The Caton Company and MSC community standards.
Essential Job Functions for this position include:
· Consult individually with The Caton Companies and communities regarding their business goals and propose online solutions that meet their needs.
· Develop strategies and recommendations for The Caton Companies and MSC community websites.
· Create and update electronic collateral for all MSC communities.
· Analyze online trends impacting reputation management and work to bolster The Caton Companies web presence, especially through social media.
· Coordinate and oversee development and design of websites to maximize search engine optimization, lead generation, resident satisfaction, and functionality.
· Evaluate all online accounts and recommend enhancements that create a competitive advantage for The Caton Companies.
· Optimize websites for search engines.
· Perform daily updates of editorial content on multiple websites.
· Write and edit a wide variety of materials which are intended for online distribution.
· Provide regular reports on online marketing campaigns.
· Gather and compile research data in a comprehensible format.
· Determine and report on effectiveness of Internet marketing campaigns.
· Teach, train, and coach staff on effective use of online marketing materials, new material release, and measurement tools.
Additional Duties and Responsibilities:
The ideal candidate will have the ability to balance creative thinking with analytical support and must be a self motivated, team player. The successful candidate will have a college degree, preferably in Marketing, Journalism, Communications, or Statistics. An additional two to four years of related experience in property management, customer service, marketing, real estate or hotel sales and one year of management related experience desired. A strong background in Internet marketing with a proven track record of success in strategy, execution and delivery including a solid understanding of Internet and Internet technologies is required. He/she must be able to travel to various locations throughout Virginia and North Carolina.
Reporting: The Regional Internet Marketing Specialist will report directly to the Senior Vice President and work closely with the Regional Marketing Manager and Regional IT Manager.

Basic maintenance of apartments including spackling, patching, sanding, minor repairs to doors, etc.

Marketing Associate - MSC
Roanoke/Salem, VA - Part-Time Position
Essential Job Functions for this position include:
Greet and assist residents, prospective residents and visitor
Answer phones, schedule community tours and follow-up on all rental inquiries
Complete all leasing paperwork in a timely manner and prepare move-in packets
Maintain satisfactory ratios in relation to telephone to visit and show to lease
Responsibly accept all monies from residents and prospective residents
Additional Duties and Responsibilities:
Inspect available and model apartments for show quality and maintenance requests
Close outstanding completed maintenance requests, send follow-up surveys to residents
Assist in promotional planning of marketing activities and follow-through
Create monthly community newsletter for residents
Attend training and office staff meetings as well as community functions as required
Minimum Job Requirements:
Some college experience or comparable work experience preferred
Some marketing, sales or customer service experience preferred
Strong administrative and multi-tasking skills
Ability to communicate well both verbally and in writing
